The development is the newest venture for the Dahan Group.  The property was purchased in August of 2013  from a new orleans privet developers.

Rotem Dahan formed a new investment group by the name of 1050 Annunciation St. development Group and is developing the building into a 10 luxury condominiums and 2 commercial stors  in the heart of the famous New Orleans Warehouse District . The project will be completed in the summer of 2014 and will be sold as individual condominiums.

Since the building is a historic building the investors as well as the buyers will also benefit from a tax credit that was obtained through the state and federal programs.

We expect to sell out this summer with gross sales of $8,800,000.

 R D Boutique Condos in the waerhouse district  are going to be one of the very few complete renovations in such a long time with a such great location.  In real estate location is the key.  You are near the convention center, WW II Museum, famus resturants like Emeril's and across the street from the COTTONMill apartments.

ts been a strange year for sales in the Warehouse District of New Orleans.  There have been fewer sales of late than normal.  This is because there is not much in the way of condos that are priced to sell.  Here are the numbers.  There are 16 active listing today with 22 under contact.  I would suspect most of those to close by the end of the month.  I will say at least 8 of the 16 active listings are at priced at least 10% over the asking price.  This means there is even  less to chose from.

 

The extra demand has come from second home buyers who love to be in the area.  It is just close to everything with new restaurants and retail stores opening monthly.  You have to be ready to buy when you see something you like when you see it or it will sell when its priced right and is a nice place. Some are even selling before they hit the market by asking around the office as to “who has a client for this”

 

          There are 10 condos currently under going a historic renovation that will basically be new condos. Few of the units have balconies.  All will have a lot of natural light, high ceilings, exposed brick, old fireplaces, new appliances, open floor plans while preserving all the historical value that is possible.
